If you're a first time home buyer, you have a few options available to you that's not available to everyone. Mainly, you get a rebate on your land transfer tax as well being able to take advantage of the Home Buyer's Program.

If you're new to the country and have not had a chance to establish your credit yet, you would still be able to qualify for a mortgage under the New to Canada Program. 

If you own a business and you don't have a steady income, there is a way to get a mortgage using the income you get through the Business for Self program.
